Delin Capital Asset Management (‘DCAM’) is a leading real estate company focused on European logistics.

DCAM’s strategy encompasses the development, ownership, and active management of best in class warehouse and urban logistics distribution properties which are well located and which are set to benefit from increasing growth in e-commerce and Europe’s logistics supply chain.

We create diversified portfolios of best in class logistics investment and development assets which are well located and which deliver stable income streams and strong total returns for our clients. We aim to deliver sustainable properties for all customers.

We are a long-term Logistics Real Estate Investor

DCAM targets core locations in Western Europe, focusing primarily on the UK, the Netherlands, Belgium and Germany, where over 70% of Eurozone’s GDP is concentrated. DCAM’s portfolio is concentrated on the strongest logistics sub markets with attractive property characteristics such as strong rental growth or limited supply.

We employ a location led investment strategy

DCAM is a specialist real estate company focused on European logistics. DCAM has a proven track record of entering new markets and executing a clear investment strategy. We first invested in the UK and Netherlands markets in 2012 and are now expanding along the main transport hubs and corridors of Germany and Benelux.

DCAM offers a range of strategies and risk adjusted returns to its investors: we acquire strong income generating investments to be held for the long term; we develop new logistics assets to meet our clients’ demands; we add value through strategic and tactical acquisitions and robust asset management; we always aim to think innovatively and remain at the forefront of technological changes that impact and challenge the logistics real estate sector.

Our business is founded around the following key principles:

  • Delivering strong total returns to investors

  • Location led logistics real estate investments to provide stable, attractive risk adjusted returns over the long term

  • Maximisation of income distributions to investors

  • Taking development risk where the location makes strategic sense

  • Focus on core western European markets

  • Partnering with like-minded investors to grow assets under management

We look for properties and development opportunities that benefit from the following characteristics:

  1. Property in an established logistics location.

  2. Multi-modal well-located sites

  3. Standard distribution and storage warehouses of a size between 10-50k sq m

  4. Modern assets in good condition and modern, industry standard specifications

  5. Preference is for assets with site cover of less than 50%
